中国房地产影响因素的面板数据分析

摘要

论文基于对中国房地产市场化历程的梳理，运用OLS、MLE、LSDV、FE、FE_robust、FE_TW、RE、BE等方法对中国35个城市的面板数据进行回归，从而系统分析影响房地产的可量化因素。研究中国的房地产既要考虑未来，也要考虑当下的实际，更要站在不同的利益主体去思索这个问题。研究表明，中国房地产经过了飞速的发展，确实走到了拐点，过去房地产给政府带来了巨大的财政收入，促进了经济增长，今后中国经济主要依靠新质生产力，房地产是重要的组成部分之一。论文主要研究房地产市场的影响因素对房价的影响。
